5.40 Lakh Homes Set for Delivery in 2026 Across Top Seven Cities: Anarock
About 5.40 lakh housing units are scheduled for completion across the top seven cities in 2026, the highest in the last decade, according to Anarock Research. The report highlights that delivery timelines could come under pressure if the Middle East conflict continues to disrupt global trade routes, commodity markets, and supply chains.
Mumbai Metropolitan Region (MMR) and Pune together account for 57% of the housing units scheduled for completion this year. MMR has about 2.07 lakh units lined up for delivery, while Pune has about 1.00 lakh units. In the southern markets, Bengaluru has about 69,000 units scheduled for completion, Hyderabad 63,700 units, and Chennai 35,600 units. NCR has about 39,000 units scheduled for delivery, while Kolkata has 22,500 units.
MMR, Pune, and Bengaluru together account for around 70% of the homes due for completion in 2026, the report said. Anarock noted that during 2020, about 4.66 lakh homes were scheduled for completion across the top seven cities. However, only around 2.14 lakh units, or 46% of the planned pipeline, were delivered as construction was affected by lockdowns, labor migration, and supply-chain disruptions.
The current situation is different from the pandemic period as construction activity has not stopped, and labor availability remains stable. However, the report said a prolonged geopolitical conflict could affect project economics through higher energy prices, logistics costs, and inflation in construction materials such as steel, aluminum, copper, electrical equipment, and building systems.
"Cities with the largest completion pipelines - specifically MMR, Pune, and Bengaluru — are particularly sensitive to sustained input cost inflation, as developers must maintain delivery schedules and simultaneously manage margin pressures," said Prashant Thakur, executive director & head, research & advisory of the company.
Between 2017 and 2025, nearly 30.5 lakh housing units were delivered across the top seven cities. In 2025, about 5.19 lakh units were delivered. Residential projects launched between 2021 and 2023 are now entering the final stages of construction, creating a large completion pipeline across major housing markets, the report said.
