Abhishek Bachchan Dives into Real Estate with Strategic GIFT City Partnership
Actor Abhishek Bachchan has taken a decisive step beyond cinema, formally entering the real estate sector through a strategic profit-sharing partnership with longtime associate and producer Anand Pandit. The collaboration marks Bachchan’s first foray into property development and coincides with Pandit’s expansion into Gujarat’s high-growth GIFT City corridor.
The agreement brings together two figures bound by years of personal and professional trust, now channelled into one of India’s most ambitious urban development zones.
Anand Pandit’s close ties with the Bachchan family are well documented. The veteran producer has frequently spoken about his emotional and professional respect for Amitabh Bachchan and has previously collaborated with Abhishek Bachchan on the OTT hit The Big Bull. This latest move, however, extends their association beyond filmmaking into business, signalling a shift toward long-term strategic collaboration.
Pandit’s real estate company, Sri Lotus Developers & Realty Limited, known for luxury residential and commercial projects across Mumbai, is making its first venture into Gujarat through this development. The project will be executed via a subsidiary, Rise Root Projects Pvt. Ltd., which has entered into a registered development agreement with Abhishek Bachchan under a profit-sharing model. Notably, the land parcel involved was originally purchased by Amitabh Bachchan nearly 15 years ago, adding a generational continuity to the project.
The upcoming project will feature a mixed-use development comprising premium residential units, Grade-A office spaces, and retail infrastructure. Spread across a built-up area of over one million square feet, the project is designed to cater to the rising demand from financial institutions, fintech firms, and IT/ITeS companies operating within GIFT City.
According to Anand Pandit, aligning the company’s Gujarat entry with Abhishek Bachchan’s business instincts was a natural decision. He described Bachchan as a close confidant with “sharp creative and business acumen,” adding that the collaboration strengthens Lotus Developers’ presence in an emerging, high-potential market.
For Abhishek Bachchan, the project represents his first direct involvement in real estate development. While he has previously invested in businesses across sports and entertainment, this marks a significant diversification into infrastructure and urban development. The development agreement was officially registered by Rajesh Yadav, Managing Director of ABCL, formalising the partnership.
Backed by Lotus Developers’ execution capabilities and track record of timely delivery, the project is expected to be completed over a four-year period. With GIFT City rapidly positioning itself as a global financial and technology hub, the venture is being seen as a calculated and future-facing move for both parties.
As cinema and commerce intersect once again, this collaboration highlights how long-standing industry relationships are increasingly evolving into strategic business alliances beyond the screen.
