Adani Group Secures India’s Largest Redevelopment Project in Mumbai: A ₹36,000 Crore Initiative
In a significant push toward urban renewal, the Adani Group has partnered with the Maharashtra Housing and Area Development Authority (MHADA) for the ambitious Motilal Nagar redevelopment project in Goregaon (West), Mumbai. The project, estimated to cost ₹36,000 crore, is now India’s largest redevelopment initiative to be executed through a construction and development model.
The project covers the redevelopment of Motilal Nagar 1, 2, and 3 colonies, spanning 5.84 lakh square metres, and aims to transform the lives of thousands of residents.
According to MHADA, the redevelopment will include:
- 3,372 eligible residential units - 328 eligible commercial units - 1,600 slum tenements under the 1971 Slum Act
A highlight of the project is the free rehabilitation of all eligible residents into ultra-modern 1,600 sq. ft. apartments, raising the standard of housing for thousands of Mumbai citizens.
With Adani Group appointed as the Construction and Development (C&D) agency, the project will also bring in top international expertise:
- Mecanoo, a leading architectural firm from the Netherlands, will develop the master plan. - Buro Happold, a UK-based infrastructure consultancy, will handle infrastructure planning.
The master plan is expected to integrate sustainability features, including solar panels on residential buildings.
MHADA officials shared that the redevelopment will yield 397,100 lakh sq. metres of constructed area for the authority, significantly increasing its housing inventory for future needs. Sanjeev Jaiswal, VP and CEO of MHADA, stated, “This long-cherished dream of the residents of Motilal Nagar is becoming a reality, ensuring transparency, quality, and social commitment.”
This marks Adani Group’s third major real estate venture in Mumbai, following Dharavi redevelopment and Bandra Reclamation. The Motilal Nagar project highlights how public-private partnerships can redefine urban infrastructure with scale, quality, and speed.
