ANAROCK, a leading real estate consultancy, has launched ANAROCK.AI, an innovative AI-driven residential sales platform. Built on data from over 90,000 sold units, ANAROCK.AI is designed to accelerate property sales and enhance customer engagement. The platform has already facilitated 700 home sales worth INR 750 crore, with the top 10% of AI-identified leads generating 40-60% of bookings.
The primary sales market saw a 9% year-over-year decline in Q3 2025, underscoring the need for advanced sales solutions. Tech-savvy Millennials and Gen Z are increasingly influencing home purchase decisions and are expected to make up 60% of homebuyers by 2030.
ANAROCK.AI has been developed over two years and comprises nine AI tools across three categories. The Genie Suite, which includes Walk-in Genie, CP Genie, ORM Genie, and Referral Genie, uses chatbot and voice bot technology to engage prospective customers and channel partners. The Astra Suite, featuring Astra Platinum, Astra Phoenix, Astra Hire, and Astra Sales Boost, leverages predictive analytics to identify high-potential leads, revive failed opportunities, and enhance sales team performance. Finally, CP 360 supports channel partner engagement by selecting the most effective partners and improving home sales.

The top 10% of leads identified by Astra Platinum yield as much as 40-60% of our bookings.”
ANAROCK.AI addresses several sales challenges. Walk-in Genie engages 24/7 with dropped and night leads, while Astra Phoenix re-engages 8-9% of failed leads, contributing 5-6% of total bookings. CP Ranker identifies the top 5% of channel partners, who generate 40-50% of bookings. The platform supports sales velocity by reducing marketing costs and enhancing the homebuyer experience through instant, personalized engagement.
According to ANAROCK data, housing sales in the top seven cities fell 9% year-over-year in Q3 2025 to 97,080 units, down from 107,060 units in Q3 2024. Despite the decline in unit sales, the total sales value increased 14% to INR 1.52 lakh crore, driven by demand for premium and luxury housing. Residential prices rose 9% year-over-year, from INR 8,390 per square foot in Q3 2024 to INR 9,105 per square foot in Q3 2025.

Over 80% of prospective homebuyers start their search online.
