Anurang Jain Acquires Luxurious 5,600 sq ft Villa in Alibaug for ₹38.15 Crore
Anurang Jain, the nephew of the late Rahul Bajaj of Bajaj Auto and promoter of Endurance Technologies, has acquired a luxurious villa in Alibaug, Maharashtra, for ₹38.15 crore. According to property registration records accessed by Zapkey.com, the property is part of the Alibaug Townhouses project, developed by Lodha Developers Ltd.
The villa spans over 5,600 square feet and includes four car parking spaces. The transaction was registered on September 23, 2025, with a stamp duty payment of ₹1.33 crore and a registration fee of ₹30,000. The Maharashtra government provides a 50% concession on stamp duty for the first agreement under integrated township projects, making such high-value properties more accessible.
Alibaug Townhouses, also known as Lodha Alibaug, is an integrated township under construction on a 100-acre parcel. The project, which is being developed by Lodha Developers Ltd., has a completion deadline set by the Maharashtra Real Estate Regulatory Authority (RERA) for August 31, 2029. Despite queries sent to both Lodha Developers Ltd. and Endurance Technologies Ltd., no responses were received at the time of reporting.
This recent acquisition follows Jain’s purchase in 2024 of a 1,350-square-foot corner bungalow in New Delhi’s Kautilya Marg for ₹130 crore, for which he paid a stamp duty of ₹8.32 crore. These high-value transactions highlight Jain’s continued interest in premium residential properties in India’s key urban and leisure destinations.
Alibaug, located approximately three hours by road from Mumbai and two hours from South Mumbai, with Ro-Ro ferry connectivity under an hour, has emerged as a preferred location for second homes. Hiranandani Communities launched the first phase of its 225-acre township, Hiranandani Sands, in September 2025, with an investment of ₹5,000 crore and a projected gross development value (GDV) of ₹17,000 crore.
The town also draws Bollywood personalities and high-net-worth individuals. Prominent residents include Amitabh Bachchan, Suhana Khan, Kriti Sanon, and Kartik Aaryan. Analysts say this trend has strengthened demand for luxury townships and premium villa offerings in Alibaug.
