Ashok Mittal Acquires Prime Sunder Nagar Property for ₹65 Crore
Ashok Mittal, a South Delhi resident, has bought a two-floor bungalow in the elite Sunder Nagar area for ₹65 crores, as per documents accessed by CRE Matrix, a real estate data analytics firm. The property, located in one of Delhi’s most luxurious and desirable areas, is a sign of the continuous demand for high-end luxury residential properties in Lutyens’ Delhi.
The bungalow, which is a multi-floor residence, is situated on a plot of 866 square yards. The total area of 4,846.88 sq ft, including the ground and basement floors, was purchased for ₹34 crore, with a stamp duty of ₹2.38 crore. The first floor, measuring 3,118.62 sq ft, was acquired for ₹31 crore, and the stamp duty for this transaction was ₹2.17 crore. The agreement was made on October 31, 2025.
According to local brokers, Sunder Nagar is a preferred location for top lawyers, businesspeople, and other influential figures. Despite the fact that many houses in the neighborhood are around 50 years old, they retain high prices due to their prime location and prestige. Local real estate dealers have mentioned that the average size of a house in Sunder Nagar is approximately 800 square yards. An average house in the area includes the ground floor, the first floor, and the second floor, which is generally a one-bedroom used as a storeroom. The total constructed area of such houses is commonly between 6,000 and 8,000 sq ft.
Several high-profile transactions have been made in the upper-tier property market of Sunder Nagar over the last couple of years. The year before, a mansion sprawling over 900 square yards in the area was almost closed for ₹100 crores, while a bungalow covering 867 square yards was reportedly transacted for near ₹96 crores. Vikram Goyal, a local resident, bought the Sunder Nagar bungalow of the former Attorney General of India, Mukul Rohatgi, and his wife, Vasudha, in 2024 for ₹100 crores.
Ameera Shah, the managing director of Metropolis Healthcare, likewise bought a 9,896-square-foot bungalow in Sunder Nagar for ₹64 crores, thus sowing the seeds for continuous and consistent demand by high-net-worth individuals in the area.
The Sunder Nagar area remains one of the most luxurious and sought-after residential spaces in New Delhi, where a person can have complete privacy, be close to central Delhi, and relish the charm of heritage-style buildings. Despite the age of the homes, the value remains substantial due to the limited number of homes and the prestige associated with the location.
According to real estate analysts, luxury properties in Lutyens’ Delhi, including Sunder Nagar, steadily attract buyers willing to shell out exorbitant amounts of money to acquire well-positioned bungalows. Their decision is influenced by factors such as legacy, exclusivity, and potential for renovation or redevelopment.
