Auro Realty Acquires Taj Banjara Property in ₹315-Crore Deal
Hyderabad's one of the most recognisable hospitality assets is changing hands. According to documents accessed by the data analytics platform Propstack, Auro Realty, the real estate development arm of the Aurobindo Group, has purchased the celebrated Taj Banjara property for ₹315 crore. This acquisition marks a significant step for the company, indicating a growing interest in valuable commercial and hospitality assets in the most attractive areas.
The landmark property is situated in Banjara Hills, widely regarded as one of the most prestigious localities in Hyderabad. Known for its affluent residential areas, luxury hotels, corporate offices, and top-notch social infrastructure, the estate spans 16,645 square yards with an existing built-up area of 1.2 lakh sq. ft. The transaction was completed on October 31, 2025, and the company paid a stamp duty of ₹17.3 crore, as per the records inspected.
This massive step by Auro Realty to expand its real estate portfolio is significant, though the firm has not yet disclosed plans for the site's redevelopment or future operations. Auro Realty is the property division of the Aurobindo Group, a conglomerate that includes Aurobindo Pharma, one of the largest pharmaceutical companies in India, among various other enterprises. The group is expanding into real estate, office spaces, and mixed-use developments in Hyderabad, marking new domains for the company.
The Taj Banjara hotel, once a luxury property flagship, has faced operational challenges in recent years. In early 2025, the GHMC temporarily sealed the hotel due to two years of unpaid property taxes. The hotel was later reopened after the owners partially paid the dues, according to media reports.
The acquisition of the Taj Banjara property coincides with Auro Realty's plans to issue bonds to raise ₹20 billion (₹2,000 crore). The funds from the bond sale were expected to facilitate major asset acquisitions, and bankers suggested that the promoter-level financing was aimed at deals like the purchase of the Taj Banjara property, as reported by Reuters in October 2025.
Banjara Hills remains one of the most luxurious and sought-after places in the city, where high-class living, retail, hospitality, and corporate presence coexist. The locality is centrally located and well-connected to major business districts like Jubilee Hills, HITEC City, and the Financial District. It is home to the best restaurants, cultural venues, healthcare institutions, and boutique retail spaces in Hyderabad.
According to Cushman & Wakefield’s data, property prices in Banjara Hills saw an 8% increase in the initial quarters of 2025, with the cost of premium residential properties per square foot rising from ₹12,000 to ₹15,000. This sustained demand is a strong indicator of the neighbourhood's appeal to business leaders, global executives, and high-net-worth individuals.
The purchase is part of a trend of large-scale transactions shaping the commercial and office markets in Hyderabad. Recently, Mindspace REIT acquired a commercial property of 8.1 lakh sq. ft. for ₹512 crore, demonstrating strong institutional confidence in the city's office and tech markets.
At the beginning of this month, WeWork India and Skyview 20 agreed on a lease of 1.75 lakh sq. ft. for a five-year period. Following this, WeWork can sub-lease the entire space to JP Morgan Services India Pvt Ltd., making it one of the largest office sub-lease deals of the year.
Additionally, Apple India has decided to rent an extra 64,125 sq. ft. at WaveRock Tower 2.1 in Nanakramguda. As a result of several leases in the same project, Apple now occupies more than 5 lakh sq. ft.
With the Taj Banjara property now under Auro Realty's ownership, industry insiders are speculating about the company's plans. Will they restore the property as a luxury hotel, convert it into a high-end office or mixed-use development, or completely redevelop it?
