Bengaluru Hosts Inaugural Dealclave: A Leadership Forum for the Future of Real Estate
Bengaluru's real estate sector is on the cusp of a significant transformation, driven by global capital flow, advanced technology, and innovative ownership models. To shed light on these changes, the city recently hosted the inaugural edition of Dealclave, a unique leadership forum aimed at fostering meaningful conversations that will shape the future of the real estate industry. The event, held on June 15, brought together a diverse array of industry professionals, including developers, brokers, investors, PropTech founders, and business leaders.
The brainchild of Himanshu Kumar, Founder and CEO of Leadrat and a seasoned real estate entrepreneur, Dealclave is designed to create a platform where key players in the real estate sector can come together to discuss and collaborate on the industry's future. The event was a first of its kind, emphasizing the importance of each focus group in contributing to the industry's growth.
The evening's discussions centered around two critical themes: the rise of tokenization and fractional ownership, and the identification of Bengaluru's next wave of growth corridors. As investment models evolve and ownership in real estate diversifies, industry leaders are exploring how technology can provide more opportunities for ownership while enhancing transparency and cash flow. Simultaneously, development has shifted from well-served micro-markets to emerging areas such as the North and Airport Belt, Sarjapur Road, Whitefield, Outer Ring Road, and the Tumkur Road-Peripheral Ring Road corridor. These regions are attracting increasing attention from both developers and investors.
Himanshu Kumar, Founder of Dealclave, highlighted the significance of the event: 'Over the years, we've seen developers, brokers, investors, and founders operating in parallel, but seldom together. With Dealclave, we aimed to create a room filled with thoughtful conversations between the people who are mindfully shaping the future of the real estate sector. As the industry becomes increasingly dynamic, it's crucial to brainstorm together about a roadmap to overcome hurdles and unlock new opportunities.'
Notable industry leaders such as Navin Dhanuka, Director of ArisUnitern, Preenand Premchandran, CEO of Hebron, Anirban Ghosh, Senior VP of Bren at Elegance Enterprises, and entrepreneur and prominent comedian Anmol Garg, also known as Corporate Baba, graced the event with their presence. The discussions were followed by an exclusive stand-up comedy session, adding a light-hearted touch to the evening.
Dealclave is not just a one-time event but a continued leadership network dedicated to nurturing deeper conversations on innovation, market intelligence, cross-border opportunities, developer-broker collaboration, and the growing role of technology in real estate. The initiative is inspired by insights from Leadrat's extensive network of over 1,500 real estate businesses in India and the UAE, which facilitated over US$5 billion in transaction activity in FY 2025-26.
As the real estate sector in Bengaluru continues to evolve, Dealclave aims to be a driving force in shaping its future, fostering collaboration, and driving innovation.
