In 2025, upscale real estate transactions involving popular Bollywood stars dominated the headlines, reestablishing the point that real estate in Mumbai is one of the most favorable investment options in the country. Whether it involved the acquisition of land worth hundreds of crores of rupees or the purchase of luxury apartments and strategic sell-offs, the year witnessed some of the most substantial real estate transactions involving Bollywood stars in recent history. The most significant among these was actor Jeetendra's acquisition of land worth ₹855 crores in Andheri.
Jeetendra Kapoor’s Andheri land sale leads 2025 list
In May 2025, film actor and businessman Jeetendra Kapoor and his family sold a major landholding in Mumbai’s Andheri to NTT Global Data Centers for ₹855 crore. The deal was conducted through his family-owned companies, Pantheon Buildcon Private Limited and Tusshar Infra Developers Private Limited, and included two contiguous plots totaling close to 2.4 acres. The property holds Balaji IT Park, consisting of three buildings that make up 4.9 lakh square feet of space. It was registered on May 29th, making it the largest real estate transaction undertaken by a Bollywood family in 2025. This acquisition was made by NTT Global Data Centers and Cloud Infrastructure India Private Limited, a company with significant operations in cloud computing services, highlighting the demand for data center-ready sites in Mumbai.
Apart from the sale of the land, Jeetendra Kapoor and his daughter Ekta Kapoor also sold a luxurious flat in Worli in June for ₹12.25 crore. The flat, measuring 2,149 sq ft in the Omkar 1973, was sold for over ₹57,000 per sq ft and included two car parking spaces.
Amitabh Bachchan’s costs of ₹140 crores in a year of buying and selling
Amitabh Bachchan continued to be one of the busiest celebrities investing in real estate properties throughout 2025, with a total amount nearing ₹140 crore invested in properties across Mumbai, Ayodhya, and Alibaug. In January, the actor sold his duplex in Andheri’s “The Atlantis” for ₹83 crore, which he had bought in 2021 for ₹31 crore. This deal highlighted the appreciating value of the ultra-luxury housing market in Mumbai over the last few years.
The actor further increased his property acquisitions in Ayodhya by buying a 25,000 sq ft plot near The Sarayu luxury project for nearly ₹40 crores. This came after he had previously acquired a property in the same project back in 2024. Despite the Ram Mandir opening, Bachchan began October by acquiring three adjacent land properties in Alibaug for ₹6.59 crore, further solidifying Alibaug's position in the second-home market. He subsequently sold two luxurious apartments in Goregaon in November for ₹12 crore, generating an estimated 47% profit in 13 years.
Akshay Kumar leads star sale-a-thon frenzy
Bollywood actor Akshay Kumar was one of the biggest sellers of the year 2025, having sold a minimum of eight properties in Mumbai, with a collective sale value exceeding ₹110 crore. His sales included luxury homes in Worli and Borivali, as well as an office space in Lower Parel. The major sales include an apartment in Worli that was sold for over ₹80 crore in January, followed by a series of sales of Borivali residential properties in March and April. The magnitude of Kumar’s sales reveals a wisely executed rebalancing of his portfolio in a prime micro-market during peak prices.
Commercial properties attract Hrithik Roshan family
The Roshan family, comprising actor Hrithik Roshan, also made a significant entry in the commercial real estate market in Mumbai in 2025. The entire Roshan clan, in combination with their respective companies, acquired an office space worth ₹80 crore, as per the records of property registration. Other Bollywood personalities also participated in the deal as buyers. Actor Varun Dhawan and his family purchased two luxury flats worth approximately ₹87 crore in January. Actor Jaideep Ahlawat acquired a flat in Andheri West worth ₹10 crore, while Amrita Singh purchased a residence in Juhu worth ₹18 crore.
Mid-luxury segments were also in vogue, with Pankaj Tripathi buying two properties worth approximately ₹11 crore, Sanjay Mishra purchasing a sea-facing property in Madh Island, priced at ₹4.75 crore, and Taapsee Pannu purchasing a property in Goregaon West, priced at ₹4.33 crore.
A year to remember in celebrity real estate
The diverse range of transactions in 2025 also symbolizes that Bollywood celebrities are gradually becoming more prudent about using real estate as an investment opportunity and a diversification strategy. While some cashed in on increased prices, realizing profits in the process, others infused capital into lands, commercial properties, and lifestyle homes.
