Brookfield India REIT Launches Rs 3,500 Crore QIP to Boost Institutional Investments
Brookfield India Real Estate Trust has announced the launch of a Qualified Institutional Placement (QIP) to raise up to Rs 3,500 crore. The QIP, which opened on December 4, 2025, aims to raise funds through the sale of units to institutional investors. This strategic move is expected to bolster the company's financial strength and expand its real estate portfolio.
The floor price for the units has been set at Rs 327.33 per unit. The issue committee of the board of directors of Brookprop Management Services Pvt Ltd, the manager of Brookfield India REIT, approved the opening of the QIP issue and the floor price.
Last week, unitholders of Brookfield India Real Estate Trust had approved a proposal to raise funds through institutional placements in one or more tranches. This approval paves the way for the company to proceed with the QIP and secure the necessary capital to drive its growth initiatives.
Brookfield India REIT currently manages 10 Grade A assets located in key cities such as Delhi, Mumbai, Gurugram, Noida, and Kolkata. The portfolio consists of 29.1 million square feet of total leasable area, including 24.6 million square feet of operating area, 0.6 million square feet of under construction area, and 3.9 million square feet of future development potential.
The QIP is a significant step in the company's strategy to strengthen its financial position and enhance its ability to invest in high-quality real estate assets. By raising funds through this institutional placement, Brookfield India REIT aims to capitalize on the growing demand for Grade A office spaces and other commercial properties in India.
The real estate sector in India has been witnessing a robust growth trajectory, driven by increasing urbanization, economic development, and a favorable regulatory environment. Brookfield India REIT's QIP is well-timed to tap into this momentum and position the company for long-term success.
Investors and market analysts are optimistic about the potential of this QIP, given Brookfield India REIT's strong track record and the strategic locations of its assets. The company's focus on Grade A properties in major metropolitan areas aligns well with the current trends in the Indian real estate market, making it an attractive investment opportunity for institutional investors.
In conclusion, the launch of the Rs 3,500 crore QIP by Brookfield India REIT is a significant milestone that underscores the company's commitment to growth and innovation in the real estate sector. With the funds raised, Brookfield India REIT is poised to further expand its portfolio and solidify its position as a leading real estate investment trust in India.
