Dream11's Parent Company Secures Prime Office Space in Mumbai's Worli
Sporta Technologies, the parent entity of the fantasy gaming platform Dream11, has secured a substantial office space in Mumbai’s Worli locality. The company has leased a 169,250 sq ft area across four floors in the Ascent Worli project, a commercial tower developed by K Raheja Corp. This long-term lease agreement involves total rentals worth nearly Rs 300 crore over the lease period, making it one of the largest single-tenant office deals in the city this year.
The lease spans 60 months, with a lock-in period of 36 months. The monthly rentals are set at Rs 5.07 crore and will escalate by 4.75% annually. The leased premises include the 4th, 6th, 7th, and 8th floors of the commercial tower, along with exclusive access to 135 car parking slots. These details were accessed through the realty data analytics platform CRE Matrix.
The premises were handed over in August, and the transaction was registered on November 17. The lease includes a rent-free fit-out period of five months and 27 days, allowing for comprehensive interior development before the staff relocation and the commencement of operations. Sporta Technologies has deposited Rs 30.46 crore as security and an additional Rs 1.26 crore as a CAM deposit, with maintenance charges set at Rs 25 per sq ft per month.
While Dream11 declined to comment on the story, the company posted on social media that it is moving into a new office. ET's email query to K Raheja Corp remained unanswered. Worli, located in central Mumbai, continues to attract large occupiers from technology, consumer platforms, financial services, and corporate sectors. The micro-market remains one of Mumbai’s most preferred business locations due to its connectivity, surrounding Grade-A supply, and proximity to residential hubs.
According to industry experts, large leases with multi-year commitments signal rising business certainty and corporate confidence. The transaction reflects growing demand from digital-first and scaled enterprises consolidating into larger, institutional-grade workspaces. With its scale, long-term structure, and rental profile, Sporta Technologies’ lease underscores strong demand fundamentals in Mumbai’s prime commercial market and highlights the continued depth of occupier appetite in central business districts.
