Dua Associates Facilitates High-Profile Real Estate Deals in Lutyens Delhi

Dua Associates, a renowned legal firm, has successfully facilitated a two-part real estate transaction in the heart of New Delhi's Lutyens Bungalow Zone (LBZ). The firm acted on behalf of Maharaj Kumar Yashwant Singh Ji Sahib of Alwar, a prominent member of Rajasthan's erstwhile royal family, in both the acquisition of a new residence and the sale of his family estate.

Dua Associates advised Yashwant Singh on the acquisition of a 704.4-square-yard bungalow in Golf Links for ₹100 crores. The team, led by Partner Salil Gulati, along with Partner Sahil Dhawan, Principal Associate Kapil Saxena, and real estate subject expert Narinder Mohan, handled the transaction from start to finish. Their responsibilities included legal due diligence, structuring, drafting, and negotiation of documentation, as well as ensuring a seamless closing. The firm also guided on the necessary clearances and the payment of over ₹8 crores in stamp duty, registration fee, and corporation tax.

The seller in this transaction was Anu Jindal of DLF “The Camellia,” who was represented by a team from Savills India. This acquisition not only marks a significant addition to the Alwar royal family's property portfolio but also highlights the enduring appeal of the Lutyens Bungalow Zone.

Dua Associates, being the long-term legal advisers of the Alwar royal family, also counselled them on the divestment of their bungalow on APJ Abdul Kalam Road (formerly Aurangzeb Road). This colonial-era property, spread over 3,540 square yards, was sold to Gentex Merchants Pvt. Ltd., a company linked to steel magnate Lakshmi Mittal, for ₹310 crores. Registered as one of the costliest property deals in Delhi in 2025, the transaction required the buyer to pay ₹24.80 crores in stamp duty, registration fee, and corporation tax.

This transaction was led by Partner Salil Gulati, along with Partner Sahil Dhawan, Principal Associate Kapil Saxena, and Narinder Mohan, under the guidance of the late Shashivansh Bahadur. The team oversaw legal due diligence, deal structuring, regulatory clearances and approvals, and documentation, ensuring a smooth and successful closing. The purchaser in this transaction was represented by a team from Shardul Amarchand Mangaldas (SAM).
