Embassy Developments Hands Over Dream Homes to 3,000 Families in Six Long-Stalled Projects
In a significant move to deliver dream homes for over 3,000 stuck home buyers, Embassy Developments Ltd is set to hand over six legacy real estate projects across Mumbai, Thane, Gurugram, and Visakhapatnam. This development marks the company’s successful resolution of long-delayed projects, allowing over 3,000 families to finally take possession of their homes.
The completion of these projects underscores the company’s renewed focus on delivery, governance, and customer trust. Once considered a challenging portfolio of stalled assets, these projects have now been transformed into thriving residential communities, reaffirming Embassy Developments’ execution capabilities.

In the Mumbai Metropolitan Region (MMR), the company delivered three significant developments. The Blu Estate & Club in Worli, spanning 10.8 acres with 1.4 million sq. ft. and 374 residences, received phased OCs between 2018 and 2022. Condominium association elections are being scheduled to enable Embassy’s exit and transfer of governance to residents.
In Lower Parel, the Sky Forest project, spread across 4.4 acres with 1.6 million sq. ft. and 438 residences, obtained its OC for Towers A2 and A3 in November 2023. Handovers are nearing completion, with resident-led management transitions in progress. In Thane, the One Indiabulls project on a 2.6-acre plot with 388 residences received its Phase I OC in May 2025, and possessions are currently underway.
Beyond MMR, Embassy has delivered Indiabulls Sierra in Visakhapatnam, a 4.8-acre project comprising 620 homes and 0.8 million sq. ft. With the OC secured, families have started moving in under Embassy’s supervision.
In the National Capital Region (NCR), two large-scale Gurugram projects have reached completion. Enigma, launched in 2010, spans 19.9 acres with 480 residences and 1.8 million sq. ft. It received its OCs between 2018 and 2021, with final handovers expected by the end of this year. Centrum Park, covering 22 acres with 1,025 homes, has completed its handovers and now functions as a fully resident-managed community, marking Embassy’s complete exit.
The company said that completing these projects not only brings relief to thousands of homeowners but also strengthens its balance sheet by unlocking embedded portfolio value. The move positions Embassy Developments on a stronger footing as it looks ahead to its next phase of growth.
