Ghaziabad Mega Flat Sale: Up to 25% Discount with Price Rise Protection
There is welcome news for homebuyers in Uttar Pradesh, particularly in Ghaziabad. Flats and plots that have remained unsold for years will now be available at substantial discounts, with protection against sudden price increases. The state government has introduced the ‘Ideal Costing Guidelines 2025’, a major policy move aimed at regulating property prices and safeguarding buyers’ interests.
Under the new guidelines, unsold properties in Ghaziabad and other development authority areas will attract discounts of up to 25 per cent, while buyers will be protected against steep cost escalations.
A mega sale has been announced on long-unsold flats in Ghaziabad. The Ghaziabad Development Authority (GDA) and other development authorities will offer a direct discount of up to 25% on such properties. Additionally, if the total cost of a flat or plot increases by more than 10% at the time of possession, buyers will have the right to cancel the allotment and receive a full refund, including bank interest. This provision has been introduced to safeguard buyer interests and ensure transparency.
Several GDA housing projects in Indirapuram, Madhuban-Bapudham, Koyal Enclave, and Indraprastha have had flats lying vacant for a long time. These properties will now be sold at significantly reduced prices, with discounts of up to 25%. For bulk purchases, buyers who purchase 10 to 25 flats together will receive an additional 5% to 15% discount.
The new scheme removes several earlier restrictions. There will be no income limit, and buyers will be allowed to own more than one property. This is expected to attract both individual buyers and group investors. GDA Vice-Chairman Nand Kishore Kalal stated that the Ideal Costing Guidelines 2025 will help clear unsold housing stock. He added that the policy ensures a transparent process, affordable prices, and improved facilities for buyers.
The Uttar Pradesh government has also issued strict instructions for the development of new housing colonies. Key requirements include mandatory tree plantation immediately after road construction, reserved spaces for essential shops such as barber, laundry, vegetable, fruit, and milk outlets, and the inclusion of police stations, post offices, bus stands, and auto stands. The cost of these facilities will be included in the overall project costing to ensure better living standards.
These new guidelines are expected to boost the real estate market in Ghaziabad, making it more attractive for potential homebuyers and investors. The combination of significant discounts and protection against price hikes should provide a much-needed boost to the housing sector.
