Godrej, MICL partner for ₹6,000-crore Marine Lines project

2026-09-28 · GeoSquare News Scraper

Godrej Properties and MICL have entered into a development agreement to jointly develop a premium residential project in Marine Lines, south Mumbai. The project is estimated at ₹6,000 crore, making it one of the larger luxury real-estate tie-ups in the island city in recent years.

What the project means for south Mumbai

Marine Lines is a prime south Mumbai micro-market with limited new housing supply. The proposed development is expected to bring additional premium apartments to an area where land parcels are scarce and buyer demand remains concentrated among high-net-worth families and investors.

Developer partnership

Under the arrangement, Godrej Properties will leverage its brand and development expertise, while MICL will contribute its local understanding and land-related strengths. The partnership reflects the growing trend of joint developments in Mumbai’s redevelopment and luxury segments.

Market outlook

South Mumbai’s luxury market has seen steady interest from domestic and NRI buyers, especially for projects near business districts, heritage precincts and the coastline. If launched on schedule, the Marine Lines project could improve premium housing options in the micro-market.

Buyers and investors should track official project announcements, approvals and RERA registration details before taking any purchase decision.
