Godrej Properties Expands in Bengaluru with 3.8-Acre Land Acquisition

Godrej Properties Limited (GPL) announced on November 20 that it has acquired an additional 3.8-acre land parcel in South Bengaluru. This acquisition unlocks a significant potential revenue of ₹2,400 crore and expands the company's development potential by around 2 million sq. ft., according to a regulatory filing.

With this latest acquisition, GPL envisions a large-scale, premium residential community with an estimated total revenue potential of ₹3,500 crore. The project will span approximately 30 acres, combining the newly acquired land with the company's existing holdings.

In October, GPL had already purchased a 26-acre land parcel at Sarjapur, Bengaluru, to develop a housing project with an estimated revenue of ₹1,100 crore. This strategic move further solidifies the company's presence in one of Bengaluru's most vibrant residential hubs.

The enhanced potential is largely due to higher Floor Space Index (FSI) permissibility across the entire land parcel. This allows the combined 30-acre holding to be master-planned as an integrated group housing development township. The land parcel offers GPL the scale to conceptualize a thoughtfully planned township community with ample open spaces, lifestyle amenities, and a diverse residential offering that blends sustainability, wellness, and modern conveniences.

Sarjapur Road, where the new project is located, is well-connected to major employment centers such as Outer Ring Road, Whitefield, Bellandur, and Electronic City.
