Godrej Properties Secures Hyderabad Land Parcel with ₹4,150 Crore Revenue Potential
Shares of Godrej Properties Ltd. are in focus on Monday, December 1, after the Mumbai-based real estate major announced that it has emerged as the highest bidder for a 5-acre land parcel in Neopolis, Kokapet, Hyderabad.
The company has proposed a premium residential development project on the land parcel, which is expected to have 2.5 million square feet of saleable area and an estimated revenue potential of ₹4,150 crore. This strategic acquisition reinforces Godrej Properties' growing presence in the rapidly developing city of Hyderabad.
Godrej Properties had participated in an e-auction conducted by the Hyderabad Metropolitan Development Authority (HMDA) for the land parcel. HMDA will issue the allotment letters after following the due process.
Neopolis, Kokapet is a residential micro-market in Hyderabad that is in proximity to the financial district and HITEC City, home to global technology companies, international schools, retail avenues, and healthcare facilities. This prime location makes it an attractive site for high-end residential developments.
In August 2025, Godrej Properties had acquired a 7.825-acre land parcel in Kukatpally. Following this, the recent Neopolis, Kokapet auction further solidifies the company's commitment to expanding its footprint in Hyderabad. The company has already seen success with the launches of Godrej Madison Avenue in Kokapet and Godrej Regal Pavilion in Rajendra Nagar.
Hyderabad has emerged as one of the fastest-growing markets for Godrej Properties, with sales of more than ₹2,000 crore in the calendar year 2025. Gaurav Pandey, the MD and CEO of Godrej Properties, expressed the company's commitment to strengthening its presence in this high-potential market through strategic acquisitions and differentiated developments.
Shares of Godrej Properties ended the previous session 0.5% up at ₹2,107 apiece. The stock has declined 24.1% this year, reflecting the broader market trends and challenges faced by the real estate sector.
