Godrej Properties Set to Launch ₹22,000 Crore Worth of Housing Projects in H2 FY26

Godrej Properties, one of India’s leading real estate developers, is set to launch around ₹22,000 crore worth of housing units for sale in the second half of this fiscal year. This strategic move is aimed at capitalizing on the strong consumer demand in the real estate market.

In an interview with PTI, Godrej Properties Executive Chairperson Pirojsha Godrej shared that the company has already launched properties worth ₹18,600 crore during the first six months of this fiscal year. Sales bookings have reached nearly ₹15,600 crore. “Basically, we did 47 per cent of the launch guidance and 48 per cent of the booking value target. And typically, both are skewed to the second half. So, I would say, we are well on track for meeting or exceeding both of those numbers,” he said.

The launch of Godrej Properties' housing project at Worli, Mumbai, is currently underway. The company also aims to launch a new project in Bandra by March-end. “I think the overall market is holding up well. The demand environment continues to be quite attractive,” Pirojsha noted, reflecting on the current housing market scenario.

Godrej Properties has seen significant growth in its pre-sales, which increased by 13 per cent to ₹15,587 crore in the first six months of this fiscal year, compared to ₹13,835 crore in the same period last year. The company sold properties worth ₹29,444 crore in 2024-25. Major markets for group housing projects include the Mumbai Metropolitan Region, Delhi-NCR, Bengaluru, Pune, and Hyderabad. The company also offers residential plots in several tier II cities.

Looking ahead, Pirojsha expressed confidence in the company’s financial and operational capabilities. The equity capital of ₹6,000 crore raised through a QIP (Qualified Institutional Placement) last year, along with the operating cash flow, will enable Godrej Properties to continue investing for higher growth.

On the financial front, Godrej Properties recently reported a 21 per cent increase in its consolidated net profit to ₹402.99 crore in the second quarter of this fiscal year, up from ₹333.79 crore in the year-ago period. The total income rose to ₹1,950.05 crore during the July-September period of this fiscal year, compared to ₹1,346.54 crore in the corresponding period of the previous year.
