Golden Growth Fund Invests ₹58 Crore in Two South Delhi Luxury Real Estate Projects
Golden Growth Fund (GGF), a Category II real estate-focused Alternative Investment Fund (AIF), announced on December 15 that it has closed the second round of fundraising and deployed ₹58 crore to acquire two luxury projects in Anand Niketan and Niti Bagh in South Delhi. These projects have an estimated sales potential of ₹85 crore.
The fund, specifically designed for the South Delhi market, has been strategically invested in two high-growth opportunities. The total saleable area of these projects is approximately 26,000 sq. ft. The Anand Niketan project is already structurally complete, while construction has just commenced for the Niti Bagh project.
This significant investment underscores GGF's commitment to creating long-term value for its investors. Golden Growth Fund launched its real estate-focused AIF in September 2024, with a specific focus on South and Lutyens Delhi. This makes it the only fund to invest in this end-user, niche, and lucrative real estate market. The average price of a plot in Category-A colonies in South Delhi ranges between ₹7-15 lakh per sq. yd., while in Category-B colonies, it ranges between ₹6-12 lakh per sq. yd.
A surge in redevelopment activity, growing preference for luxury housing, and renewed buyer confidence in the Delhi real estate market have significantly pushed up average prices. For instance, the average price of a 2500 sq. ft. floor in Category A colonies has risen from ₹10-19 crore in July-September 2024 to ₹11-23 crore in July-September 2025. For floors sized 6000 sq. ft., the average price has increased from ₹19-45 crore in Q3 2024 to ₹22-53 crore in Q3 2025.
Similarly, the average price of a 2500 sq. ft. floor has risen from ₹7-10 crore in Q3 2024 to ₹8-11 crore in Q3 2025. For a 3200 sq. ft. floor, the price has climbed from ₹11-16 crore in Q3 2024 to ₹13-18 crore in Q3 2025.
The Municipal Corporation of Delhi (MCD) has categorized all colonies in Delhi into eight categories: A, B, C, D, E, F, G, and H. These categories determine circle rates, property tax rates, and stamp duty charges for property registration.
