Gujarat's Real Estate Set for a Major Surge: ₹50 Lakh Homes Could Cost ₹1 Crore in a Decade
A significant boom in real estate is expected in Gujarat, particularly in Ahmedabad, as the state prepares to host the Commonwealth Games 2030 and aims to bid for the 2036 Olympic Games. The real estate market in Ahmedabad is projected to grow by nearly 100% over the next decade, driven by extensive infrastructure development and increased demand.
Major development is anticipated around key areas such as the Narendra Modi Stadium in Motera, Bhat, Karai, and along the new ring road. These regions are seeing a surge in residential and commercial projects, setting the stage for a vibrant real estate market.
Home prices in Ahmedabad have already seen a substantial rise over the past decade. According to Ankur Desai, Secretary of CREDAI Ahmedabad, the city’s real estate market has witnessed a 50–60% increase in the last ten years. “Homes that were priced between ₹40–45 lakh in 2016 are now selling for around ₹70 lakh. That’s nearly a 65% increase,” Desai told Divya Bhaskar.
As Ahmedabad’s population approaches 10 million, the demand for housing is expected to outpace supply, leading to higher property costs. Developers warn that the city could face a situation similar to Mumbai, where a ₹50 lakh home is almost impossible to find today. “Just as buying a ₹50 lakh home in Mumbai is almost impossible today, the same situation could arise in Ahmedabad in the future,” Desai said.
Developers estimate that homes currently priced at ₹50 lakh could cost up to ₹1 crore within the next decade. They point out that real estate projects typically take 3–4 years from launch to completion, while migration to Ahmedabad continues to rise sharply. As demand outpaces supply, affordability is expected to decline further. “Those who invest in property now are likely to see significant returns,” Desai added.
The Commonwealth Games are expected to transform Ahmedabad, with industry leaders predicting that the city could resemble global metropolises like Dubai or Singapore within 10 years. To showcase this growth, CREDAI Ahmedabad and GIHED will organize the GIHED Property Olympiad on January 9, 10, and 11, 2026, at the GMDC Ground, Ahmedabad. The event will feature over 400 real estate projects from Ahmedabad and surrounding areas, with Chief Minister Bhupendra Patel inaugurating the property show on January 8.
The property show will host more than 40 affordable, premium, and high-end projects from over 50 major developers, covering residential housing, commercial properties, plotting schemes, and weekend homes. Financial institutions will also participate, offering guidance on home loans and financing options.
Rajesh Vaswani, Chairman of CREDAI Ahmedabad, emphasized the significance of the 20th edition of the GIHED Property Olympiad. “Ahmedabad’s selection as a Commonwealth Games host and its Olympic ambitions will firmly place it on the global map. This will lead to massive infrastructure investment and strong demand across residential and commercial sectors,” he said. Vaswani added that the event offers buyers and investors a timely opportunity to participate in Ahmedabad’s long-term growth story.
The organizers expect the property show to attract a large number of homebuyers and investors, providing them with the chance to explore multiple projects, interact directly with developers, and receive on-the-spot information about pricing, amenities, and financing. With Ahmedabad’s real estate entering a high-growth phase, industry leaders believe the coming decade could redefine the city’s housing market.
