GUJRERA Suspends Aroma Heights Scheme Registration in Surat

In an important order, the Gujarat Real Estate Regulatory Authority (GUJRERA) has suspended the registration of a scheme named Aroma Heights located in Surat and banned its marketing, booking, and sale. The order was taken after the Surat Urban Development Authority (SUDA) cancelled its development permission. It is worth mentioning that earlier, on February 24, a RERA ban was imposed on a scheme named Sahajanand Green City in Surat.

The Aroma Heights scheme was registered in 2022 by Snehal Boghawala, Dhaval Jariwala, and Amit Mali, partners of Surat-based Friends Infra, at Vankhla, Okha, Vihel, TP Scheme No.-30, Surat. The scheme had 140 flats and 6 shops, with the project likely to be completed in 2027. As of 2023, 33 apartments were booked while 107 were pending. Meanwhile, its development permission was suspended, following which RERA banned it.

The order issued by RERA states that it has been ordered to suspend the development permission and not to carry out further construction at the place. As a result, the Authority has decided to suspend the RERA registration of the project “AROMA HEIGHTS” with immediate effect as per Section 36 of ‘The Real Estate (Regulation and Development) Act 2016’. This, it said, was being done in the interest of potential allottees and interested parties.

It added that both marketing and booking/selling units of a project, whose registration was suspended, are prohibited. It also warned of penal action for violation of RERA provisions if the project is marketed or units booked despite the ban.

It has also been ordered to send a copy of the same to the Sub-Registrar of Surat and the Urban Development Officer, Surat Municipal Corporation.
