GujRERA to Attach 615 Properties of Non-Paying Builders in Gujarat
In a significant state-wide enforcement action, the Gujarat Real Estate Regulatory Authority (GUJRERA) has issued a temporary public notice listing 615 builders who have failed to pay fines imposed on them for violating the RERA Act and Rules. Among these, 213 are from Vadodara, and 107 are from Ahmedabad.
GUJRERA has issued a stern warning that if the fines are not paid promptly, recovery proceedings under the Gujarat Land Revenue Code will be initiated, treating the unpaid fines as government dues. The notice emphasizes that builders who have already paid their fines must submit proof to have their names removed from the defaulters list. Those who fail to comply risk having their properties attached and their names publicly published in newspapers.
The RERA Act came into effect on May 1, 2017, and the Gujarat government established GUJRERA to enforce transparency and accountability in the real estate sector. The authority is empowered to impose fines on promoters who violate provisions such as failing to register projects, not submitting quarterly updates, or disregarding official orders. The defaulter projects include 213 in Vadodara, 107 in Ahmedabad, 72 in Surat, 62 in Rajkot, 52 in Gandhinagar, 20 each in Bhavnagar and Anand, and six in other cities. The fines range from Rs 15,000 to Rs 20,000, depending on the nature and severity of the violations.
Despite repeated attempts, Mirror was unable to reach GUJRERA secretary AJ Desai for a comment. However, the authority has made it clear that many promoters have ignored the penalties despite being given ample time to comply.
The move by GUJRERA is expected to bring much-needed accountability to the real estate sector in Gujarat, ensuring that builders adhere to the regulations and maintain transparency in their operations. This crackdown is a significant step towards protecting the interests of homebuyers and maintaining the integrity of the real estate market.
