Housing sales decline in Mumbai, Pune, Chennai, Kolkata in Q3

Primary residential sales across four of India's biggest housing markets — Mumbai, Pune, Chennai and Kolkata — recorded a decline in the July-September quarter, according to the latest quarterly data tracking the top nine cities. The dip marks a shift from the steady momentum seen through most of the previous financial year.

Which markets were tracked

The quarterly survey covers primary residential markets in Mumbai, Navi Mumbai, Thane, Delhi-NCR, Bengaluru, Pune, Chennai, Kolkata and Hyderabad. While some markets held steady, the decline was more pronounced in the western and southern metros where new launch activity has been slowing for a few quarters.

Why sales slowed

Analysts attribute the moderation to a combination of factors — elevated capital values after two years of strong appreciation, affordability pressure on mid-income buyers, and a pullback in fresh launches by listed developers. Higher interest costs on home loans have also nudged some fence-sitters to postpone purchase decisions.

What it means for Maharashtra buyers

For Pune and Mumbai region buyers, the softer quarter could translate into better negotiation room on unsold inventory, especially in peripheral micro-markets where supply is still heavy. Developers with ready-to-move stock may offer flexible payment plans and stamp duty-linked incentives to close deals before the festive season ends.

Outlook

Most market watchers expect the correction to be cyclical rather than structural, with premium and luxury segments continuing to outperform. Buyers eyeing long-term appreciation in Pune's IT corridors and Mumbai's redevelopment belt may still find the current window favourable, provided they verify RERA registration and project delivery timelines.
