Hrithik Roshan Leases Sea-Facing Juhu Apartment to Girlfriend Saba Azad: A Real Estate Power Move
Bollywood actor Hrithik Roshan has leased his luxury sea-facing property in Mumbai’s Juhu-Versova Link Road to his girlfriend Saba Azad for ₹75,000 per month, according to documents accessed by Zapkey. The lease agreement spans one year, with a deposit of ₹1.25 lakh recorded in the leave and license agreement dated August 4, 2025.
The property, located in Mannat Apartments (Vartamaan), covers 12,000 sq ft across three floors, including the 18th floor and a duplex on the 19th and 20th floors. Hrithik Roshan had purchased these units in October 2020 from builder Samir Bhojwani for ₹97.5 crore. Local brokers note that typical rents for 3-BHK apartments in the area, measuring 1,000–1,300 sq ft, range from ₹1 lakh to ₹2 lakh per month, making this lease considerably below market rates.
The transaction highlights the Roshans’ continued engagement in Mumbai’s high-end real estate market. In May 2025, Hrithik Roshan and his father, Rakesh Roshan, sold three residential apartments in Mumbai’s Andheri area for ₹6.75 crore. Earlier in 2025, Hrithik had also entered into commercial property transactions, renting a 2,727 sq ft office in Mumbai’s Goregaon area for ₹5.62 lakh per month in January and renewing a lease for a 9,209 sq ft office in Pune’s Kharadi area for ₹6.08 lakh per month in February.
The recent rental to Saba Azad is part of a wider trend of celebrities leveraging their real estate portfolios for both personal and financial purposes. Tax experts indicate that renting out properties can help manage tax liabilities. Aditya Zantye, a Mumbai-based chartered accountant, said, “Generally, one can treat up to two properties as self-occupied; beyond that, tax on notional rent applies. Instead of keeping additional properties vacant, renting them is financially prudent. However, this may not necessarily reflect the specifics of the Hrithik Roshan transaction.”
The Mannat Apartments property is notable not only for its size and location but also for its value within Mumbai’s luxury housing segment. Roshan’s purchase of three floors, including a high-rise duplex, positions him among a select group of celebrities investing in prime real estate. Comparable high-value transactions in the same building include a 2023 deal where Gujarat Themis Biosyn Ltd entered a leave and license agreement for a flat measuring 3,600 sq ft at a monthly rent of ₹6 lakh, paying a stamp duty of ₹64,500 and a registration fee of ₹1,000.
The Mumbai luxury real estate market has remained active, with high-net-worth individuals and celebrities frequently engaging in both residential and commercial transactions. Properties in areas such as Juhu, Versova, and Andheri are particularly sought after, given their proximity to commercial hubs, beach-front views, and premium amenities.
In addition to the financial aspects, the Roshan family’s transactions reflect broader patterns in celebrity property management, including diversification across multiple locations and the leasing of properties for extended periods. With continued interest from Bollywood actors, corporate tenants, and investors, the trend of strategic real estate management among high-profile owners is likely to continue in Mumbai and other major cities.
