Hrithik Roshan's Generous Real Estate Move: Leases Luxury Juhu Apartment to Girlfriend
Hrithik Roshan has made headlines once again, this time for his generous real estate move. He has leased one of his luxury apartments in Juhu Versova to his girlfriend, Saba Azad. The deal, signed on August 4, has caught everyone’s attention due to the exceptionally low rent.
Hrithik, who owns three full floors in the premium Mannat Apartments (Vartamaan), has leased the apartment to Saba at just ₹75,000 a month with a ₹1.25 lakh deposit. This is significantly below the market value. For context, a sixth-floor flat in the same building was leased for a massive ₹10 lakh a month in 2023, according to Zapkey. The stark difference in rent underscores that this arrangement is more about personal bonds than a business transaction.
In 2020, Hrithik Roshan spent ₹97.5 crore to purchase 12,000 sq ft of space, comprising three entire floors (18th–20th) of Mannat Apartments (Vartamaan) on Juhu-Versova Link Road. This acquisition solidified his presence in one of Mumbai’s most elite residential areas.
Hrithik’s real estate portfolio extends beyond his personal residences. In May, he and his father, filmmaker Rakesh Roshan, sold three apartments in Mumbai’s Andheri for a total of ₹6.75 crore, as per property documents. These properties measured nearly 2,000 sq ft in total.
In the first deal, Rakesh Roshan sold a 1,025 sq ft flat in Veejays Niwas CHS, Andheri West, to Sonali Ajmera for ₹3.75 crore. This included two parking spaces, with stamp duty of ₹18.75 lakh and registration fees of ₹30,000.
In the second deal, Rakesh Roshan sold a 625 sq ft apartment in Raheja Classique, Andheri West, to Jeevan Bhavanani, Shilpa Wadhwani, and Gaurav Wadhwani for ₹2.20 crore. The stamp duty was ₹13.20 lakh, and the registration fee was ₹30,000.
In the third transaction, Hrithik sold a 240 sq ft flat in the same Raheja Classique building to the same buyers for ₹80 lakh. He spent ₹4.80 lakh for stamp duty and ₹30,000 for registration.
Earlier in July, HRX Digitech, a company owned by Hrithik and Rakesh Roshan, made a significant purchase in the Boomerang building in Chandivali, Mumbai. They bought three office units worth ₹31 crore, covering 13,546 sq ft. The deal, registered on July 9, included ₹1.86 crore in stamp duty and ₹30,000 as registration fees. The sellers in the transaction were Manish Krishangopal Bazari, Shalini Manish Bazari, and Bazspace Pvt. Ltd, according to storyboard18.
This wasn’t their first purchase in the same property. In September 2024, they acquired five office units on the fifth floor of Boomerang for ₹37.75 crore. Hrithik Roshan’s real estate moves continue to showcase his shrewd business acumen and personal generosity.
