India's office market continued its upward trajectory, with gross absorption rising 8% year-on-year to 66.4 million sq ft during January-September 2026, according to a CBRE report. The growth underscores sustained demand from corporates and flexible space operators across major cities.

Key drivers

Leasing activity was led by the IT-BFSI sectors, while flexible workspaces accounted for a significant share of transactions. Occupiers are increasingly prioritising Grade-A buildings with sustainability certifications and employee-wellness features, pushing developers to align with green building norms.

Pune's role

Pune remains a prominent contributor to the national office market, driven by its robust IT corridor and growing demand from engineering, R&D and shared services firms. The city's office stock expansion along Hinjewadi, Kharadi and Baner is expected to keep leasing momentum healthy in the coming quarters.

Outlook

Industry leaders expect absorption to remain steady through the rest of the year, supported by large-scale pre-commitments and the return of global capability centres (GCCs) to the leasing table. However, supply-side constraints in select micro-markets may lead to a rise in rentals, making early leasing decisions critical for occupiers.
