India Shines as a Leading Real Estate Investment Market in APAC with 29% Growth in 2025
India’s real estate sector emerged as one of the fastest-growing investment destinations in the Asia-Pacific region in 2025, with institutional inflows rising 29% year-on-year to about $8.5 billion, according to a report by Colliers.
Across the broader region, real estate investment volumes reached $162 billion in 2025, registering an 8% increase compared to the previous year. The growth reflects a gradual recovery in capital deployment across key Asia-Pacific markets after a period of muted activity driven by higher interest rates and global economic uncertainty.
India recorded the strongest growth in real estate investment across major Asia-Pacific markets in 2025, with inflows rising 29% year-on-year, significantly outpacing other regional markets. India stood out as one of the fastest-growing markets for institutional real estate capital, supported by strong occupier demand and improving sector fundamentals.
Office Assets Continue to Lead Investment Activity
The office segment accounted for the largest share of institutional investments in India, drawing roughly $4.5 billion in 2025, or more than half of total inflows. Major office markets such as Bengaluru, Mumbai, Hyderabad, and Pune continued to attract global investors amid sustained leasing activity from technology companies and global capability centres.
Demand for Grade-A commercial spaces remained steady across these cities, supported by the expansion of multinational firms and India’s growing role as a hub for technology and business services.
The industrial and logistics sector also continued to see rising investor interest. Expansion in e-commerce, manufacturing, and supply-chain infrastructure has pushed demand for large warehousing parks near major consumption centres and transport corridors.
Investor Confidence Returning to APAC
The report notes that real estate investment activity across the Asia-Pacific region is showing signs of recovery after a cautious period in global property markets.
Capital flows in 2025 were concentrated in established markets such as Japan, Australia, and South Korea, though emerging markets like India recorded stronger growth rates. Investors have remained selective, focusing on income-generating office assets, logistics infrastructure, and residential developments in cities with strong economic growth and expanding occupier demand.
Outlook for 2026
Investment activity across Asia-Pacific is expected to strengthen further in 2026 as financing conditions stabilise and investor confidence improves.
India is likely to remain a priority market for institutional capital, driven by expanding infrastructure, the growth of global capability centres, and sustained demand across office and logistics segments. Market analysts note that the country’s real estate sector is increasingly attracting long-term global investors as regulatory reforms and improved transparency continue to reshape the investment landscape.
