Industrial, Warehousing Leasing Hits Record 59.1 mn sq ft in Jan-Sep

Industrial and warehousing space leasing across India's top 24 cities touched a record 59.1 million sq ft during January–September, according to consultant Savills India data — a milestone that underscores the sharp rise in logistics-led property demand.

Maharashtra at the centre of the boom

Mumbai and Pune remain the strongest contributors to this growth, thanks to port connectivity, the Mumbai–Pune expressway corridor and improving ring-road access. Pune's Chakan, Talegaon and Hinjawadi belts continue to attract occupiers, while Navi Mumbai and Bhiwandi log steady 3PL and e-commerce take-up ahead of the Navi Mumbai airport's operationalisation.

What is driving demand

Key demand drivers include expansion by third-party logistics players, modern facility requirements for pharma and FMCG distributors, and government push through logistics parks and the Delhi–Mumbai Industrial Corridor. Grade-A warehousing supply in Maharashtra has been ramping up to meet this occupancy.

Outlook for buyers and investors

Sustained absorption points to healthy rental growth and lower vacancy across established micro-markets. For investors, industrial land and pre-leased warehouse assets along the Samruddhi Mahamarg and Pune–Nashik corridors remain closely watched opportunities as leasing momentum extends through the rest of the year.
