Integrated Condominiums with High-Street Retail: A New Era of Urban Living
The Indian residential real estate sector is undergoing a transformative shift in the design of new luxury developments. Developers are increasingly embracing integrated condominium formats that seamlessly blend luxury residential spaces with high-street retail, lifestyle, and entertainment offerings. This change is driven by the growing demand from homebuyers for convenient, community-focused living environments where daily needs are within walking distance, reducing the reliance on long commutes.
The rising demand for integrated developments is well-supported by industry data. According to JLL’s “Rise of Mixed-Use Developments in India 2025” report, mixed-use townships currently account for nearly 35% of residential absorption in major Indian cities. These developments integrate residential, retail, office, and entertainment spaces into a single, cohesive neighborhood.
One prominent example of this trend is the DLF Midtown project in DLF City, New Delhi. Designed as a self-contained township, this project brings together luxury residential offerings, large parks, social infrastructure, and Midtown Plaza, a high-street retail destination. Midtown Plaza is conceptualized to serve not only the residents but also the broader catchment area, transforming the skyline of West Delhi and positioning Moti Nagar as a new luxury residential destination.

The real estate sector of Dwarka Expressway is also seeing a shift towards fully integrated condominium projects. Rohit Kishore, CEO of Hero Realty, who is developing a luxury residential project on Dwarka Expressway, noted, “Integrated condominiums with high-street retail are a natural progression in India's evolving urban landscape. This shift reflects the increasing demand for a lifestyle that homebuyers desire, valuing more than just a well-designed residence. There is a strong need for convenience, community, and connectivity all within one address. This approach reduces the need for long commutes and enhances lifestyle value. Pune is also following this trend, particularly in its established residential hubs. Tribeca Developers is expanding its presence with integrated residential skyscrapers and well-designed high-street retail experiences. The Ark, located in South Pune’s NIBM area, includes six residential towers and Tribeca Highstreet, the city’s largest open-air retail boulevard spread across 300,000 sq. ft.

From a planning and leasing perspective, the momentum behind integrated formats is also visible in the retail sector. Cushman & Wakefield’s 2025 Indian retail report notes a 25% increase in integrated retail leasing in Delhi NCR, driven by developments that prioritize walkability and lifestyle-led design.
Smartworld One DXP in Sector 113 is another notable project. It promises to be the first resident-cum-commercial development offering hassle-free connectivity between Dwarka, Delhi, and Gurgaon. The project provides a mix of luxury homes along with a retail street, Smartworld One DXP Street, ensuring essential services are available right at the residents' doors.
With the increased density that Indian cities face and changes in buyer expectations, integrated condominiums with high-street retail are becoming more integral to new residential projects. Developers are now focused on creating neighborhoods that focus on living, not just projects, thereby enhancing the quality of life for residents.
