Kolkata's Mid and Premium Housing Segments Drive Sales and New Launches

Kolkata: The mid and premium housing segments in Kolkata, with prices ranging from Rs 40 lakh to Rs 1.5 crore, have been the frontrunners in both sales and new launches. This trend is supported by a half-yearly report released by real estate consultancy firm Anarock.

According to the latest data, the city recorded sales of 7,655 units, amounting to a total of approximately Rs 5,429 crore. This figure represents nearly 50% of the total sales value of Rs 10,753 crore registered in the entire financial year 2024-25. Despite the robust sales value, the volume of units sold in the first half of FY 2025-26 suggests the city may fall short of the 16,850 units sold in the previous financial year.

FY 2023-24 saw the highest sales in recent years, with 22,495 units sold, generating a revenue of Rs 12,050 crore. The real estate market in Kolkata, much like other major Indian cities, is navigating through global economic challenges, geopolitical tensions, and rising property prices. However, the overall value of primary housing market sales is expected to witness double-digit growth in the ongoing fiscal, driven by the demand for luxury and ultra-luxury housing.

Anarock Group executive director & head (research & advisory) Prashant Thakur said, 'Our research indicates that the overall housing sales value in FY26 may see over 19% year-on-year growth across the top seven cities, exceeding Rs 6.6 lakh crore. This growth is largely fuelled by high-ticket priced homes, as demand for luxury and ultra-luxury housing continues to outpace other segments.' City-wise, Delhi NCR and Chennai outpaced other cities in H1 FY26 by achieving 74% and 71% of the overall sales value of FY 2025, respectively.

MMR achieved just 45% of the total sales value it recorded in the previous fiscal. Meanwhile, Bengaluru witnessed sales of approximately 29,955 units in H1 FY26, worth approximately Rs 43,627 crore. In Pune, approximately 32,030 units were sold in H1 FY2026, worth Rs 30,324 crore. Hyderabad witnessed total sales of approximately 22,345 units in H1 FY26, worth approximately Rs 30,646 crore.
