Lodha Developers Set to Launch Rs 22,000 Crore Worth of Residential Projects in FY27
Lodha Developers, one of India's leading real estate companies, is poised to launch new residential projects worth nearly Rs 22,000 crore during the current fiscal year. This ambitious plan is part of the company's ongoing expansion strategy, which aims to bolster its market presence and capitalize on the robust housing demand in key urban centers.
According to the company's latest presentation, Lodha Developers will launch 15 million square feet of residential properties for sale this fiscal year, with an estimated revenue of Rs 21,800 crore. These projects will be spread across the Mumbai Metropolitan Region (MMR), Pune, Bengaluru, and Delhi-NCR, reflecting the company's strategic focus on high-growth markets.
During the 2025-26 fiscal year, Lodha Developers launched 16.3 million square feet of area for sale, generating an estimated revenue of Rs 36,870 crore. This performance underscores the company's strong execution capabilities and market leadership in the real estate sector. On the pre-sales front, Lodha Developers has set a target to achieve a 17 percent growth in sales bookings this fiscal year, aiming for Rs 24,000 crore.
Despite a tapering in housing demand since 2025, following a period of strong growth between 2022 and 2024, large branded companies like Lodha Developers have continued to perform well. Their financial and operational strengths enable them to execute projects efficiently and meet market demands. Recently, Lodha Developers reported a significant increase in net profit to Rs 3,430.7 crore from Rs 2,766.6 crore in the preceding financial year. The company's total income also grew to Rs 17,119.5 crore last fiscal year from Rs 14,169.8 crore in 2024-25.
Lodha Developers, which sells properties under the Lodha brand, has developed more than 100 million square feet of real estate so far. In addition to residential projects, the company is also actively involved in developing commercial properties and data centers. The company's existing land bank has the potential to generate about Rs 2 lakh crore in revenue in the coming years. As a result, Lodha Developers plans to reduce further land acquisition, thereby improving its free cash flow.
During the last fiscal year, Lodha Developers acquired 12 land parcels across the MMR, Bengaluru, and Delhi-NCR. These parcels will be used to develop primarily housing projects with an estimated revenue potential or Gross Development Value (GDV) of Rs 60,000 crore. As of April 1, 2026, the company has a GDV amounting to Rs 2 trillion available for sale, excluding land bank in townships that will not be used in the next five years.
In line with its strategic plan, Lodha Developers will reduce investments in land acquisition over the next 24 months and focus on increasing free cash flow. This approach is expected to enhance the company's financial stability and support its long-term growth objectives.
