The Maharashtra Airport Development Company (MADC) has invited bids for a 3.7-acre plot near Shirdi Airport, earmarked for a five-star hotel. The reserve price is set at ₹4.49 crore, opening a fresh hospitality and land investment opportunity in the temple town.
Lease terms and bidding
The land will be offered on a lease tenure of 49 years, which may be extended by a further 49 years. That long-dated structure is intended to give hotel developers enough runway to recover capital in a market driven largely by pilgrimage and spiritual tourism traffic.
Why Shirdi matters for investors
Shirdi receives lakhs of devotees every year, and the airport has steadily widened connectivity to Mumbai, Pune and other cities. Premium room supply, however, has lagged demand, which is why a five-star asset close to the terminal is viewed as commercially viable.
What buyers should watch
Investors evaluating the plot should factor in construction costs, airport-adjacent height and land-use norms, and the hospitality project's approval timeline. Lease-based land also means the asset value is tied to the tenure and renewal terms rather than freehold ownership.
Bid documents and timelines are available with the authority; interested developers should verify submission deadlines and eligibility criteria before participating.
