Maharashtra Approves Over 10,000 Real Estate Projects for FY2026: MahaRERA
Maharashtra Real Estate Regulatory Authority (MahaRERA) has approved 10,379 housing projects during the financial year 2025-26, marking a significant boost to Maharashtra’s real estate sector. This move is aimed at reinforcing transparency and regulatory compliance, ensuring that the housing market remains robust and reliable for both developers and homebuyers.
The Mumbai Metropolitan Region (MMR) and Pune led the approvals, reflecting strong urban demand and steady growth in the housing market. These approvals are a testament to the ongoing development and economic activity in these regions.
During the approval process, registration numbers were issued to 4,204 projects, and 2,488 projects underwent corrections. Additionally, timeline extensions were granted to 3,687 projects after developers submitted revised plans. These measures are mandated under the Real Estate (Regulation and Development) Act, 2016, which requires developers to seek approval for any changes or delays in registered projects.
These approvals will provide a significant boost to the state’s housing sector while safeguarding homebuyers’ interests, according to officials. Developers must declare a completion deadline at the time of registration, which is crucial as any delay without MahaRERA’s approval can render a project “lapsed,” impacting its progress.
Region-wise, the MMR dominated with 5,494 approved projects, followed by the Pune region with 3,566 projects. The Vidarbha region accounted for 563 projects, Khandesh for 520, and Marathwada for 203. At the district level, Pune topped the list with 3,150 projects, followed by Thane with 1,714 projects, and Mumbai Suburban with 1,696 projects. Other key contributors included Raigad (939), Palghar (568), Nagpur (474), and Nashik (454).
Nagpur accounted for the bulk of projects in the Vidarbha region, while Nashik dominated the Khandesh region. Sambhaji Nagar led with 155 projects in Marathwada.
According to MahaRERA, all approvals undergo rigorous legal, technical, and financial scrutiny to ensure compliance. The processes for project registration, corrections, and extensions are designed to ensure timely completion and maintain accountability in the sector.
The data underscores steady growth in Maharashtra’s housing market, with strong momentum in urban clusters such as MMR and Pune continuing to drive development activity. This growth is not only a reflection of the state’s economic resilience but also a sign of the increasing trust in the regulatory framework that MahaRERA has established.
