Maharashtra Tightens Property Registration Checks Across Talukas

By GeoSquare News Desk · Published 2026-10-15

The Maharashtra government has directed sub-registrar offices across all talukas to implement a stricter procedure for property registration. The move is aimed at curbing irregularities in property transactions and ensuring that only legally valid documents are registered.

What Changes for Buyers?

Under the new procedure, non-RERA properties will face enhanced scrutiny of title documents, encumbrance certificates, and land-use approvals. This means registrations for such properties may take longer, but the process will offer greater transparency and reduce the risk of fraudulent transactions.

Exemption for RERA-Registered Projects

The new checks will not apply to agreements and sale deeds involving projects registered under the Real Estate (Regulation and Development) Act. These projects already comply with mandatory regulatory oversight, including project approvals and financial disclosures, making additional verification unnecessary.

Impact on the Maharashtra Property Market

Industry experts believe the tighter checks will boost buyer confidence, particularly in the secondary and unorganised segments where document irregularities are more common. While some short-term delays are expected, the long-term effect is likely to be a cleaner and more trustworthy property market across Maharashtra.

Advice for Buyers and Investors

Buyers should ensure all property documents are complete and verified before initiating registration. For non-RERA properties, it is advisable to conduct a thorough title search and obtain a clear encumbrance certificate. RERA-registered projects remain a safer bet for those seeking faster and smoother registration.
