Marina Skies Wins National CREDAI Award, Highlighting Hyderabad’s Real Estate Growth
Hyderabad’s real estate market has steadily earned national attention, supported by the city’s repeated ranking among India’s most liveable urban centres. As the metropolis continues to expand, now under one of the country’s largest urban local bodies following the Greater Hyderabad Municipal Corporation's (GHMC’s) recent expansion, homebuyers are increasingly prioritising residential developments that combine connectivity, comfort, sustainability, and a sense of community.
This shift has translated into consistent demand for well-planned gated residential projects, particularly in the mid and premium segments that respond to modern, active urban lifestyles. Developers operating in the city are increasingly being evaluated not just on scale, but on planning discipline, delivery standards, and long-term liveability.
The CREDAI National Realty Conclave and Awards 2025, held in December 2025, marked the first pan-India initiative by CREDAI National to recognise residential projects that align with evolving benchmarks in planning, execution, and delivery across Tier-1 markets. Conceived as a platform to assess industry-wide development practices, the conclave focused on identifying projects that demonstrate consistency and organised growth rather than isolated features.
Within this framework, Marina Skies by CYBERCITY Builders & Developers was adjudged the ‘Best Residential Project – Mid Segment (Tier-1 Markets)’ at the national level. The recognition was followed by a felicitation of Srivardhan Reddy, Director - Operations at CYBERCITY Builders & Developers, by CREDAI Hyderabad, marking the project’s achievement within the city’s real estate ecosystem.
The evaluation was conducted under CREDAI National’s structured assessment framework, which reviewed projects across parameters, including planning approach, design efficiency, regulatory compliance, construction quality, and delivery processes. The jury also examined safety practices, customer orientation, provision of community amenities, and integration with surrounding urban infrastructure. Assessed against defined benchmarks for mid-segment developments in Tier-1 cities, Marina Skies met the criteria with emphasis on organised execution, consistency, and adherence to established development standards.
The recognition forms part of the inaugural edition of the CREDAI National Awards, aimed at highlighting residential projects that reflect maturity in planning and execution at a national scale.
Designed by internationally renowned architect Hafeez Contractor, Marina Skies emphasises open planning and spatial experience. The project features expansive open spaces, landscaped recreational areas, and distinctive double- and triple-height entrance lobbies that shape the arrival experience for residents.
Spread across 10.7 acres, the development comprises two ground plus 31-floor towers offering 2 BHK, 3 BHK, and 3+1 BHK apartments, along with sky villas. The project overlooks two nearby natural lakes and includes over 50 lifestyle amenities. Its location near the HITEC City MMTS station provides residents with multiple connectivity options to Hyderabad’s major commercial and employment corridors.
Marina Skies has also received IGBC Gold certification, reflecting its focus on sustainable construction practices, and is currently home to over 1,000 families.
The national recognition of Marina Skies aligns with CYBERCITY Builders & Developers’ longer trajectory in Hyderabad’s real estate market. Founded in 2005, the developer has built a portfolio spanning residential communities, integrated developments, and commercial spaces, contributing to the city’s urban growth over the past two decades.
In 2025, as the company marked 20 years of operations, CYBERCITY announced multiple upcoming launches in ultra-luxury residential and high-end commercial segments. These projects are planned across key growth corridors, including Madhapur, HITEC City, Kondapur, Kokapet, and Kandlakoya, with rollouts expected over the next 12 to 18 months.
The CREDAI National award for Marina Skies signals Hyderabad’s increasingly competitive residential landscape.
