Max India Realty Unit Expands Senior Living Care with Ambitious Plans

New Delhi: A Max India unit plans to develop 1.5 million sq ft annually to meet the growing demand for senior living facilities in the country. Tara Singh Vachani, executive chairperson of Antara Senior Care and vice-chairperson of Max India, told ET about the ambitious expansion plans. Antara Senior Living currently has a presence in Dehradun, Noida, and Gurugram, with plans to expand to Bengaluru, Chandigarh, Chennai, Goa, and Pune.

India's senior living sector is at a critical inflection point, with the target market expanding to 2.3 million households by 2030 and market penetration nearly doubling to 2.5%. Currently, India operates at just 1.4% market penetration, compared to 6%+ in mature markets.

To power this expansion, Antara intends to pump in another ₹200 crore over the next 12-15 months. The firm raised ₹124 crore through a Rights Issue earlier in 2025. The company plans to add 8-10 communities over the next 4-5 years, which is expected to translate into 3,500-4,000 senior living units during the same period. Of this, 1,200 units have been added so far.

Gurugram has been one of the most desired markets for Antara. Due to FSI norms, the development of smaller group housing was not possible. To overcome this, Antara partnered with Max Estates to integrate the project into a larger development. Going forward, the company will seek partnerships with developers who share a similar vision of developing intergenerational communities.

Antara's phase one of the Noida project has 340 units, which were sold in March 2023 and are ready for possession. The company's second project, Estate 360, is an intergenerational project on the Dwarka Expressway in Gurugram, in collaboration with Max Estates. Antara will manage the senior-living facilities for 292 units in this project.

The growing demand for senior living facilities in India is driven by an aging population and a shift in lifestyle preferences.
