MHADA Lottery 2026: 5000 Affordable Homes to Hit Mumbai Market in Next Two Months
The Maharashtra Housing and Area Development Authority (MHADA) is gearing up to launch 5,000 affordable homes in Mumbai over the next two to three months. This exciting announcement is expected to provide a significant boost to the housing market, particularly for those in need of affordable options. A substantial portion of these units, around half, will be available in the Goregaon area of Mumbai.
These homes are designed to cater to a diverse range of income groups, including economically weaker sections (EWS), lower-income groups (LIG), middle-income groups (MIG), and high-income groups (HIG). The distribution of these units across various locations in the city aims to ensure that a wide range of residents can benefit from this initiative.
A significant number of the flats in the upcoming lottery will come from under-construction projects. Many of these developments are still in the early stages, with only foundation work or a few floors completed. As a result, the possession of these homes is not expected until after 2028, according to a Hindustan Times report.
The Patra Chawl project in Goregaon West is expected to contribute the largest share of units, with between 2,400 and 2,500 flats. Of these, around 2,300 homes are earmarked for low- and middle-income groups, while the remaining units will be offered to high-income group homebuyers. This project is a significant redevelopment effort by MHADA, aimed at rehousing eligible residents and generating additional housing stock for sale in the open market.
The MHADA lottery is a well-established government-run housing allotment system in Maharashtra. It offers affordable homes to different income groups through a computerized draw, conducted annually in cities such as Mumbai, Pune, Thane, Nashik, Nagpur, and others. According to MHADA officials, the lottery will be announced in March or April, and the draw will be conducted in May or June.
Since its establishment in December 1977, MHADA has constructed 5,05,802 dwelling units/tenements, including redevelopment projects. The Patra Chawl redevelopment is a prime example of MHADA's efforts to improve living conditions for residents by reconstructing old buildings and rehousing eligible tenants in modern, safe homes.
The income slabs for the MHADA lottery are as follows: - Economically Weaker Section (EWS): Those with a family income of up to ₹6 lakh per annum. - Lower Income Group (LIG): Those with an income between ₹6 lakh and ₹9 lakh. - Middle Income Group (MIG): Those with a family income between ₹9 lakh and ₹12 lakh. - High Income Group (HIG): Those with a family income above ₹12 lakh per annum.
Homebuyers interested in applying for the MHADA lottery 2026 can do so online. The application process and updates will be available on the official MHADA website, https://housing.mhada.gov.in/. In 2024, more than 2,000 affordable homes, priced between ₹29 lakh and ₹6.82 crore, were available for sale. The most expensive unit, worth ₹6.82 crore, was located in the Tardeo area of south Mumbai, offering over 1,500 sq ft of living space with a view of the Mahalaxmi Racecourse and the sea.
