MHADA Lottery 2026: 7.5% Price Reduction on 1,221 Affordable Homes in Mumbai
The Maharashtra Housing and Area Development Authority (MHADA) has announced a 7.5% price reduction for 1,221 apartments under the MHADA Lottery 2026. This reduction affects nearly 46% of the total 2,640 homes available in the Mumbai real estate market. The affordable homes are located in Kanamwar Nagar and Vikhroli East, two key areas in Mumbai.
The price reduction is a result of consultations between MHADA and the Mumbai Board. The revised prices are expected to make these homes more accessible to a broader range of buyers. Specifically, the cost of 480 units in Building No. 2 in Kanamwar Nagar has been reduced from ₹1.45- ₹1.47 crore to ₹1.34- ₹1.36 crore. In Building No. 3, also located in Kanamwar Nagar, the prices for 741 units have been reduced from ₹1.45- ₹1.48 crore to ₹1.34- ₹1.37 crore.
Each tenement in this project will be provided with one car parking space free of cost, and applicants are encouraged to take advantage of this opportunity by submitting their applications for the lottery. This initiative aims to alleviate the financial burden on potential homebuyers and improve the overall affordability of housing in Mumbai.
The MHADA lottery 2026 also includes a range of apartments with varying price points. The most expensive MHADA apartment is located in South Mumbai's Tardeo locality, specifically for the High Income Group (HIG), priced at ₹6.82 crore. On the other end of the spectrum, the cheapest MHADA home for sale is in Mankhurd, designed for the Economic Weaker Section (EWS), and is priced at more than ₹29 lakh.
The MHADA lottery 2026 has apartments for sale in various locations across Mumbai, including Vikhroli, Goregaon, Borivali, Gorai, Chembur, Bandra, Ghatkopar, Wadala, Powai, and Dadar. The lottery process is well-structured to ensure transparency and fairness. According to the revised dates announced by the Mumbai Board, applications can be submitted online until 11:59 PM on 14 May 2026. The earnest money deposit (EMD) can be made online until 11:59 PM on 15 May 2026, and the EMD can also be paid online until the banking hours on 15 May 2026 through RTGS/NEFT.
The list of applications received will be published provisionally on 22 May 2026 at 3:00 PM on the MHADA website. Applicants can make online claims and objections up to 25 May 2026 at 3:00 PM. The list of successful applications will be released on 29 May 2026 at 3:00 PM, and the computerised draw for the allocation of flats will be held on 5 June 2026.
