Mumbai Civic Body Cracks Down on Tax Defaulters, Seizes 483 Properties
The Brihanmumbai Municipal Corporation (BMC) has taken decisive action against property tax defaulters for the financial year 2025-26. So far, 6,922 properties have been attached, 483 properties have been seized, and auction proceedings have been proposed for 210 properties. Following these enforcement actions, 2,888 property owners immediately cleared their outstanding dues.
BMC officials have been sealing properties across Mumbai to enforce the collection of property taxes. The civic body has urged all remaining defaulters to pay their property taxes by March 31, 2026, to avoid further punitive measures.
Speaking at a review meeting at BMC headquarters on Wednesday, Additional Municipal Commissioner (City) Dr Ashwini Joshi stated, 'While 82.05 per cent of property tax has been collected so far, we expect 100 per cent compliance by March 31. Property tax is the responsibility of all owners, and timely payment ensures smooth administration and civic services.'
The meeting, attended by Deputy Commissioner (Assessment & Collection) Vishwas Shankarwar, Assistant Commissioner Dr Gajanan Bellale, divisional sub-commissioners, and officials from all administrative wards, reviewed the progress of tax collection and pending dues across the city. As of Tuesday, March 10, the Mumbai civic body has recovered Rs 6,024 crore, which is 82.05 per cent of the total property tax collections.
Of the 6,922 properties attached, the total outstanding tax is Rs 6,089 crore. Following the issuance of attachment notices, 2,888 owners paid Rs 784.32 crore. Meanwhile, 483 properties have been seized, with outstanding dues of Rs 485.62 crore. Of these, 293 owners have paid Rs 68.74 crore. Auction proceedings have been proposed for 210 properties, with outstanding dues of Rs 884.24 crore. Long-term notices have been served for 34 properties, and five owners have cleared Rs 10.45 crore.
Dr Joshi also directed authorities to ensure proper security at seized properties and warned that if seized properties are reoccupied without payment, police complaints will be filed against the defaulters. BMC has appealed to all property owners with pending dues, as well as those yet to pay the current year's tax, to comply by March 31, 2026, to avoid penalties.
