Mumbai ranks 8th in global prime residential index

Mumbai's prime residential market recorded a 6.2% year-on-year rise in capital values during the June quarter of 2026, placing it eighth among major global cities. The city continues to outperform several established luxury markets across Asia, Europe and North America.

What is driving prime prices

Demand for premium apartments and branded residences in south and central Mumbai remains strong, led by high-net-worth buyers and returning non-resident Indians. Limited new supply in prime micro-markets such as Malabar Hill, Worli, Lower Parel and Bandra has kept upward pressure on prices.

Buyer and investor takeaway

For end-users, entry tickets in prime pockets now start upwards of ₹5 crore for sea-facing three-bedroom homes, while ultra-luxury units cross ₹15 crore. Investors should note that rental yields in these segments stay modest at 2–3%, so capital appreciation remains the primary return driver.

Outlook

With steady infrastructure upgrades — including metro lines and coastal road connectivity — prime Mumbai is expected to hold its premium over other Indian cities. However, buyers should factor in stamp duty, registration and maintenance costs before committing to a purchase.
