South Mumbai, Bandra, Juhu, Worli and the emerging Worli-Prabhadeevi belt continue to anchor demand. But the profile of the buyer has widened beyond the traditional industrialist or inheritor to include first-generation entrepreneurs, CXOs, doctors, promoters and returning NRIs who treat a luxury home as a functional asset rather than a trophy.

The evaluation checklist has changed. Carpet area, address prestige and exclusivity alone no longer close a deal. Buyers now scrutinise carpet efficiency, ceiling heights, natural light, air quality, noise levels, parking ratios, clubhouse quality, power backup, lift-to-unit ratios and monthly maintenance outflow. Building age, redevelopment potential and exit liquidity are also part of the conversation.

For Maharashtra investors, this shift favours well-designed, well-managed projects in established and redevelopment-led corridors over speculative land plays. Grade-A developers with a track record of timely delivery and robust facility management are likely to command a premium, while older stock with weak amenities may see slower resale.

Sustained absorption at the top end depends on interest rates, stamp duty policy, supply of new launches and the pace of infrastructure upgrades such as metro corridors and coastal road connectivity. Buyers should verify carpet area, title, approvals and maintenance costs before committing, and treat luxury purchases as medium-to-long-term holdings.
