Noida's Skyward Leap: Jewar Airport and a Surge in Real Estate, Infrastructure
As 2025 draws to a close, Noida is set for one of its largest infrastructure expansions in recent years, fueled by the opening of the long-awaited Noida International Airport at Jewar. The airport has sparked a series of development projects along the Yamuna Expressway corridor.
Speaking to The Indian Express, Shailendra Kumar Bhatia, Nodal Officer of the airport project, said, “Development of Noida International Airport is complete and the process of issuing the aerodrome license is underway.” While initially, the airport will open with one runway and an annual passenger capacity of around 1.2 crore, in the long-term, it is set to be spread over 11,750 acres, featuring five runways, and handling up to 30 crore passengers annually – making it one of the biggest airports globally.
Currently, agricultural fields and village settlements surround the airport, though the approach from Noida and Greater Noida shows increasing real estate activity. Work on projects like the extension of Regional Rapid Transit System rail links to Delhi and the airport is also slated to begin next year.
The Yamuna Expressway Industrial Development Authority (YEIDA) is focusing on developing the area around the airport into a large manufacturing hub as an extension of Noida, particularly targeting industries. Several industrial units have received approval to start work, including Pine Valley Venture Pvt Ltd for readymade garments, Deki Electronics for passive electronic components, Neenjas Electricity Pvt Ltd for electric vehicle chargers and LED panels, Escort Kubota for tractor manufacturing, Minda Corporation for wiring harnesses, as well as solar power players like SAEL Solar P6 and Amber Enterprises India.
Electronics and semiconductor manufacturers like Aditech Semiconductors, Dixon Technologies, and Ascent K Circuit are also set to start operations near the airport. The Electric Vehicles Manufacturers Welfare Trust is focused on electric vehicles and components, and Havells India is bringing consumer goods manufacturing to the area. According to YEIDA officials, these projects are expected to be completed in 2026.
While basic amenities in Jewar are still limited, they are set to improve: a 100-bed trauma centre and multi-speciality hospital is under construction near the airport.
On the real estate front, 2026 is set to see significant progress after 2025 was marked by stalled projects and insolvency issues. Real estate lawyer Chaitanyashil Priyadarshi of Mimansa Law Offices said, “This year was not good when it came to real estate project handovers in Noida as most were stuck in insolvency. But for 2026, there is an exhaustive list of projects that are close to completion… Many of the pending projects are gradually being executed now and insolvency is also reaching its final end. So, we should see a boom in construction happening in the coming year…”
Major residential projects slated for completion include Nirala Greenshire Phase II in Noida Extension, North Eye in Noida Sector 74, and Godrej Tropical Isle in Noida Sector 146. The Delhi One commercial tower in Noida Sector 16 B is also set for completion. Further, several previously-stalled residential projects of Unitech, JP Group, Amrapali, and Supertech are expected to resume or complete construction by 2026-27 following court interventions. Supernova, a key Supertech project – planned to be the tallest tower in Delhi-NCR – is close to completion after the Supreme Court lifted its insolvency status.
Work on expansion of the Metro network, which include three new extensions, are slated to start in 2026. Also, land has been allotted by YEIDA for the Employees’ State Insurance Corporation’s (ESIC) medical college near Jewar, as part of ESIC’s plan to establish 10 new medical colleges nationwide.
