Per Annum Expands Fractional Real Estate Investment to Bangalore

Per Annum, a Delhi-based alternative investment platform, has introduced its fractional real estate investment product, Estates, to Bangalore. This innovative platform allows investors to co-own premium residential properties starting from Rs 10 lakh, providing access to high-value real estate without the need for full ownership.

Fractional ownership is an emerging model in India, where multiple investors pool capital to jointly purchase a property. Estates facilitates this process by directly handling transactions with developers, eliminating the need for intermediaries. This model ensures transparency and reduces the overall cost for investors.

After successfully offering projects in Gurugram, including Trump Towers by Tribeca Developers and Astra by Godrej Properties, Estates has now expanded to Bangalore. The platform achieved Rs 100 crore in assets under management within its first month and is targeting Rs 500 crore in the near term. Recently, Estates crossed Rs 250 crore in AUM.

The Bangalore portfolio includes Birla Evara on Sarjapur Road and Mahindra New Haven on Hosur Road. Each project typically has 5–7 units available for co-ownership, with a minimum investment of Rs 10 lakh per investor. This makes it easier for a broader range of investors to participate in the real estate market.

Ekmmeet Singh, CEO and Co-founder of Per Annum, stated, “Given the overwhelming response we’ve seen in Bangalore, we are planning additional opportunities in the city to meet the strong demand for premium and luxury housing. At the same time, we are actively evaluating premium projects in Mumbai and Hyderabad as part of our broader expansion roadmap, with the goal of building a truly Pan-India portfolio that enables more investors to access high-value real estate through the fractional ownership model.”

In past deals, the average number of investors per property has ranged from 70–80, with a maximum cap of 200 investors for any single deal. The total investment in Bangalore is Rs 100 crore across multiple projects, with individual projects generally involving Rs 20–25 crore worth of inventory.

Per Annum's expansion to Bangalore is a significant step in democratizing real estate investment, making it more accessible to a wider audience. The platform's success in Gurugram and the positive response in Bangalore indicate a growing trend in fractional ownership, which is likely to gain further momentum in the coming years.
