Property Fraud Alert: 3 Buyers Lose ₹3.18 Crore in Land, Realty Deals

Three buyers have been duped of a combined ₹3.18 crore in separate real estate, land and SUV deals, in a fresh reminder that property fraud remains a serious risk in India. The cases were reported recently, with victims losing money after dealing with fraudsters who appeared genuine.
How the fraud played out
The fraudulent transactions involved a mix of residential real estate, agricultural land and a luxury SUV purchase. In such cases, fraudsters typically use forged title documents, fake identity proof and pressure tactics to rush buyers into making payments. Buyers often realise the fraud only when the promised possession or registration does not happen.
What Maharashtra buyers should do
Maharashtra property buyers, especially those investing in plots and pre-launch projects, should treat this as a cautionary signal. Always conduct independent due diligence before signing any agreement. Verify the title chain, encumbrance certificate and land use approvals. If the project is registered under RERA, cross-check the registration details on the official portal.
Never make full payments to personal bank accounts or unregistered agents. Use registered sale deeds, proper agreements and traceable payment methods. If a deal seems too good to be true, walk away and consult a property lawyer before committing funds.
