Pune HCMTR: Sinhagad Road, Viman Nagar Phases Get ₹2,000 Cr Each

2026-10-02 · GeoSquare News Scraper

Two key stretches of Pune's High Capacity Mass Transit Route (HCMTR) corridor are set for a major investment push, with the Sinhagad Road phase and the Viman Nagar phase each earmarked for an allocation of approximately ₹2,000 crore.

Tenders expected in November

Project officials indicated that the tenders for both phases are likely to be floated in November, marking an important milestone for a corridor long awaited by urban planners and private developers. The twin allocations signal that work on the peripheral route will proceed on a phased basis rather than in a single large contract.

Why these corridors matter for Pune real estate

Sinhagad Road and Viman Nagar rank among the city's busiest residential and employment corridors. Both stretches already carry heavy commuter traffic and are home to substantial housing stock, IT parks and retail space. Better grade-separated connectivity under HCMTR is expected to reduce travel times to the city core and to the airport belt, which historically supports capital value and rental demand along the corridor.

Impact on homebuyers and investors

For buyers, improved infrastructure often translates into stronger price stability and faster absorption of inventory in surrounding micro-markets. Investors typically watch for the tenders stage, when contractor appointments and construction timelines become clearer and site work begins to pick up pace.

Outlook

The HCMTR programme forms part of a broader push to ease congestion across Pune's satellite townships and satellite ring areas. Alongside existing expressway, metro and road-widening work, the corridor is expected to reshape land-use patterns on the city's western and eastern flanks, making connectivity-led locations an area of sustained interest for homebuyers in 2024 and beyond.
