Pune Office Leasing Dips in Q3 Despite 9% National Rise

2026-09-30 · GeoSquare News Scraper

Office leasing across seven major Indian cities rose 9 per cent year-on-year in the third quarter, driven by strong demand in Delhi-NCR, where leasing activity more than doubled. However, Pune was among the cities that recorded a decline in gross leasing during the period.

National office market momentum

The overall uptick reflects sustained interest from corporates and occupiers in Grade-A commercial spaces. Delhi-NCR emerged as the standout performer, with demand surpassing all other markets. Growth was supported by large transactions and renewed expansion by technology, BFSI and professional services firms.

Pune sees a dip

Pune, a key office market in Maharashtra, saw gross leasing fall during the quarter. This is in contrast to the national trend and points to a temporary slowdown in fresh supply absorption. Office space in such projects is offered directly to corporates by developers on lease, making project quality and location critical for tenants.

What this means for investors

For property buyers and investors in Maharashtra, the dip in Pune's office leasing suggests a need for careful tenant evaluation and a preference for well-located commercial assets. While national demand remains resilient, city-specific trends can vary significantly. Long-term rental yields and occupancy trends should guide investment decisions.
