Pune Office Leasing Surges as Top 7 Cities See 9% Rise

2026-09-29 · GeoSquare News Scraper

Office space leasing across India's top seven cities rose 9% year-on-year to 18.7 million sq ft in the July-September quarter, according to a report by Colliers. The growth underscores sustained demand from corporates and flexible workspace operators, even as certain markets saw a slowdown.

Mumbai Slips, Pune Holds Steady

Mumbai witnessed a sharp 20% dip in workspace leasing during the quarter, reflecting limited Grade-A supply and high occupancy costs. In contrast, Pune continued to attract occupiers, driven by the IT/ITeS sector and flexible space take-up. The city's office market remains one of the most resilient in Maharashtra, with steady leasing activity across peripheral business districts.

What It Means for Investors

For property buyers and investors, the trend signals a shift towards well-located commercial assets in Pune. With rental yields stabilising and vacancy levels under control, office space in Pune's key corridors offers a promising long-term play. The overall rise in leasing across top cities also indicates healthy business sentiment, which bodes well for capital appreciation.

As the year progresses, industry watchers expect Pune to maintain its momentum, supported by infrastructure upgrades and growing demand from global capability centres. Investors should keep an eye on micro-markets like Hinjewadi, Kharadi, and Baner for lucrative opportunities.
