Real Estate Land Acquisitions Dip Slightly in FY26: Anarock
Land acquisitions to build real estate projects fell slightly last fiscal to 2,994 acres, of which almost half were acquired by listed entities, according to Anarock. The data includes both outright purchases and joint development agreements (JDAs) between real estate companies and land-owning entities.
On Monday, real estate consultant Anarock released the land acquisition data for the 2025-26 fiscal. During the last fiscal year, a total of 111 land deals covering 2,994 acres were sealed nationwide for real estate developments. In 2024-25, as many as 143 deals were struck covering 3,071.14 acres of land parcels.
Anarock Chairman Anuj Puri said listed real estate companies drove close to one of every two land deals in this period. They struck 54 deals comprising 1,433 acres of land. 'Land acquisition has increasingly become both capital-intensive and regulation-driven in the last few years. In this scenario, listed developers have a clear edge over unorganized or smaller players, thanks to their easier access to institutional capital and transparent balance sheets,' he added.
Tier II-III cities where listed players acquired land were Vadodara, Amritsar, Nagpur, Panipat, Mysore, Raipur, and Coimbatore. Among listed players, Godrej Properties, Lodha Developers, Prestige Estates Projects Ltd, and Brigade Enterprises were very active last fiscal to buy land parcels mainly to develop housing projects. The listed players are gaining market share gradually, with shifting consumer demand towards big branded developers who have the financial capabilities to execute projects.
Recently, JLL India reported that real estate developers acquired around 900 acres of land in January-March 2026 for nearly Rs 18,000 crore to build housing and commercial projects amid strong demand. As per the JLL data, developers acquired over 3,093 acres of land across 149 transactions valued at Rs 54,818 crore in 2025.
