Real Estate Sector Battles Heatwave: Innovative Measures to Maintain Project Timelines

As the India Meteorological Department (IMD) issued a heatwave alert with temperatures expected to soar past 44°C in several parts of the country, real estate developers are bracing for significant project delays caused by labour shortages and a sharp dip in productivity.

Extreme heat conditions often result in a shortage of construction labour, decreased productivity, and faster degradation of construction materials. Worker deficits in some regions can range from 20 per cent to 50 per cent, said Santhosh Kumar, vice-chairman at Anarock Group.

Anoop Garg, director at Delhi NCR-based Uninav Developers, echoed Kumar’s concerns. Prolonged exposure to extreme heat puts daily labourers at risk of heat exhaustion and other health issues, leading to a higher rate of absenteeism. To mitigate these challenges, real estate companies are taking tactical measures to ensure project timelines and worker safety.

Amit Chopra, president at the National Association of Realtors (NAR-India), added that field teams, brokers, and agents are being encouraged to avoid site visits during peak heat hours and to increasingly leverage virtual tools for client interactions. This not only ensures the safety of the workers but also maintains the efficiency of the project.

On-site housing is another innovative solution being adopted by several real estate companies. By providing temporary housing facilities on or near construction sites, companies can reduce the travel time and exposure to extreme heat for workers. This has been particularly effective in regions where temperatures are consistently high.

In addition to on-site housing, the use of new technology is playing a crucial role in managing the impact of heatwaves. Advanced cooling systems, such as air-conditioned shelters and misting systems, are being installed on construction sites to provide a more comfortable working environment. These systems help to reduce the risk of heat-related illnesses and improve overall productivity.

Real estate developers are also investing in training programs to educate workers about the risks of heat exposure and the importance of hydration. Work schedules are being adjusted to avoid the hottest parts of the day, and workers are provided with protective gear such as sun hats, sunglasses, and lightweight, breathable clothing.

India's real estate sector, significantly buoyed by a robust economy, has emerged as a pivotal player in the country's development. With an 18 per cent share in national employment, real estate is the largest employment generator after agriculture. The industry's ability to adapt and innovate in the face of challenges like heatwaves is crucial for its continued growth and success.

Despite the challenges, the real estate sector remains optimistic. By implementing these tactical measures, companies are ensuring that projects stay on track while prioritizing the safety and well-being of their workers. This proactive approach not only helps to maintain project timelines but also enhances the reputation of the companies involved.
