For the longest time, luxury housing in North India was associated with a familiar location. The aspiration was to live in the gated enclaves of Delhi or the vertical glass clusters of Gurugram. The assumption was that any premium product had to be in a metro area. Over time, the argument became less convincing. As cities became denser and commutes longer and unpredictable, the definition of luxury began to evolve. Larger homes came with compact surroundings while expensive addresses didn’t guarantee privacy. Eventually, affluent buyers began questioning the norm, often asking the question “How does it feel to live there?”.
This shift is pushing Sonipat and Karnal into sharper focus. Somesh Mittal, Co-Founder, One Prastha, shares why. When space becomes the real status symbol, the move toward these emerging corridors is now less about novelty but necessity. While life in metros continues to be convenient, it is also becoming increasingly compressed. Even luxury developments often exist within tightly packed urban ecosystems. In contrast, cities along the NH-44 belt are offering much more room to breathe, just like how it was decades earlier.
The accessibility also plays an important role, especially through infrastructure developments like the Kundli-Manesar-Palwal Expressway. Fortunately, Sonipat and Karnal are no longer considered distant or disconnected. The commute to NCR is manageable, but daily life unfolds at a gentler pace, allowing residents to enjoy a more relaxed lifestyle compared to the hustle and bustle of city living. For many homebuyers, this balance is beginning to feel luxurious in the true sense.
A different way of thinking about home is also emerging. Not only are today's homes larger, but they also incorporate multiple layers. With families looking for places that evolve with them, homes are consciously designed. Besides, factors like multigenerational living, once an afterthought, are also accounted for. There is also a renewed interest in plotted developments and gated communities for the kind of amenities they offer. Gardens, walking paths, shared green spaces, and peaceful neighbourhoods are becoming central to how homebuyers envision their future lives. Little wonder then that developers have to rewire themselves and think beyond buildings.
There is also another aspect that comes into play. While metro markets offer stability, the scope for growth is limited. Emerging cities are still shaping their story. Early investments have the possibility of long-term appreciation, especially as infrastructure expands, which can lead to increased demand for real estate and improved economic conditions in these emerging cities. In many ways, this mirrors the early phases of what Gurugram once was—a place that felt peripheral before it became central to NCR’s identity.
What’s happening in Sonipat and Karnal is not a sudden boom but a gradual reimagining of what premium living can look like. Lower density allows for better planning, while sustainability is easier to integrate from the ground up. Most importantly, luxury is no longer being measured only in finishes or floor heights but in better air, light, community, and time saved. As India’s urban story continues to evolve, the most desirable addresses may not always be the most crowded ones. Sometimes, they lie just beyond, close enough to stay connected but far enough to live differently.
